No single sign guarantees a roof needs replacing, including age alone. Replacement becomes the likely answer when several of these show up together: repeated leaks in different spots, widespread shingle wear rather than one damaged area, or repairs that keep failing in the same places. An inspection confirms which situation you're actually in.

Often, yes. A repair makes sense when the problem is isolated and the rest of the roof is still sound. We'll confirm which applies to you during an inspection, not before.

What Happens If Damaged Decking Is Found?
New roofing material is installed directly on the roof deck, so if a section of decking is rotted or damaged, it needs to be replaced before the new roofing goes down, not left underneath it. Decking condition often can't be fully confirmed until the old roof comes off, which is why it's addressed during tear-off rather than promised upfront.
