Roof Inspection

Know the Condition Before It Becomes a Problem.

Whether you're buying a house, planning ahead, or just haven't had your roof looked at in a few years, an inspection tells you exactly where it stands.

Overview

What Is Roof Inspection?

A roof inspection is a visual assessment of a roof's current condition, covering the roofing surface, flashing, penetrations, and drainage. It tells you what's actually going on up there, whether that's confirming the roof is fine or identifying a problem worth addressing, so any decision is based on what was found rather than a guess.

When To Inspect

Buying, selling, after a storm, or if it's just been a while.

What We Look At

Shingles, flashing, penetrations, and more.

What You Receive

A summary of condition and recommendations.

Signs To Watch For

When Should I Have My Roof Inspected?

An inspection makes sense any time you want a clear answer on roof condition rather than a guess. That includes before buying or selling a home, after a severe storm, when a roof hasn't been looked at in several years, or when you notice a stain, sagging, or anything else that seems off.

A summary you can keep

An inspection is not a sales call. If everything's fine, we'll tell you that.

The Process

What happens during an inspection.

  1. 01

    Walk the roof

Visual inspection of the roof surface, flashing, and vents.

  2. 02

    Check the attic

Interior signs of moisture or past leaks, where the attic is accessible.

  3. 03

    Summarize

A summary of condition and recommendations, if any.

Moss and debris on an aging roof before maintenance

Roof Cleaning & Maintenance

Don't Wait For The Roof To Fail.

Western Washington's climate is hard on shingles. Moss buildup, debris, and clogged gutters don't show up as a leak until the damage is already done. Routine cleaning and inspection catches minor problems before they become bigger work.

The Checklist

What Do We Look At During A Roof Inspection?

A roof inspection covers what's visible and reasonably accessible, including:

Shingles and roofing surface

Overall wear, granule loss, cracking, curling, or missing material.

Flashing

Condition of flashing around chimneys, vents, and valleys.

Penetrations

Vent pipes, skylights, and other roof-mounted fixtures.

Visible damage

Any signs of impact, wind lift, or storm-related wear.

Moss and buildup

Growth or debris that could be holding moisture against the roof.

Drainage

Whether water has a clear path off the roof.

Roof edges

Condition of edges and eaves, where wear often shows first.

Visible decking concerns

Signs of decking issues where accessible, without opening up the roof.

Roofing Tip

Can You Tell Your Roof's Condition From The Ground?

Not always. JBA's inspection process gives homeowners a closer look at roof condition and helps identify visible signs of wear before they turn into larger problems.

Schedule An Inspection

Before You Decide

Can An Inspection Tell Me If I Need A Repair Or Replacement?

Indirectly, yes. An inspection doesn't predetermine the outcome; it gives you enough information to make that call based on what's actually there. If the roof just needs cleaning or a small repair, that's what we'll recommend.

If the findings point toward something bigger, like widespread wear or a roof at the end of its expected life, we'll explain why and what that would involve, so the decision is based on what we actually found.

What Happens Next

What Happens After The Inspection?

We explain what we see and go over practical next steps with you directly, in plain language, along with a summary you can keep.

An inspection is a good idea before buying a home, before winter, or any time you just haven’t had eyes on your roof in a while. It’s also the first step in every repair or replacement assessment we do.

Homeowner Questions

Inspection Questions

What happens after the inspection?
We walk you through what we found in plain language and discuss practical next steps. You also get a written summary with photos that you can keep or share, not just a verbal opinion.
Can an inspection tell me if I need a replacement?
Yes. An inspection documents the roof's condition, including anything that points toward a repair, a replacement, or nothing at all. It's not a sales call, if everything checks out fine, that's what we'll tell you.
Do you provide roof inspections?
Yes. A roof inspection is often the first step, whether you're dealing with an active problem, considering a purchase, or just haven't had your roof checked in a while.
Do I need an inspection if my roof isn't leaking?
Not leaking doesn't necessarily mean nothing's wrong. Issues like lifted flashing, granule loss, or moss holding moisture against the deck can develop before a leak shows up inside the house. An inspection is also useful just to confirm a sound roof is still in good shape, not only to chase down a problem.
Does roof maintenance include a full inspection?
A maintenance visit includes a general look at the roof's condition while we clean and clear debris, but it isn't the same as a dedicated inspection. If you specifically need documentation of the roof's condition, such as before buying a home or filing an insurance claim, book an inspection instead of or in addition to maintenance.
When should I schedule a roof inspection?
Common times are before buying or selling a home, after a major storm, before winter, or any time it's been several years since your roof was last looked at. You don't need an active problem to have it inspected.
